Abstract

MUNOZ-FERNANDEZ, Guzmán Antonio; SANTOS-ROLDAN, Luna  and  RODRIGUEZ-GUTIERREZ, Pablo. The Spanish housing market: demographic issues. Pap. poblac [online]. 2016, vol.22, n.88, pp.237-262. ISSN 2448-7147.

This paper provides an approximation to the housing needs for Spain in the period 2014-2021, on the basis of the demographic evolution in Spanish households. Using as a methodology the Rate of Reference Person, we could estimate the number of households as the basic unit of the potential demand. It also contains an approach to families with second homes and properties by non-residents. The results show a progressive decrease in the balance of new homes. Undoubtedly, it will have an impact on housing market and can also imply the standstill of this market in broad areas of the country.
