Abstract

PIUMETTO, Mario Andrés; MONAYAR, Virginia; SAMMARTINO, Ana  and  FERNANDEZ, Valentina. Fiscal and territorial impact from land massive valuation based on market prices (Córdoba, Argentina). Econ. soc. territ [online]. 2022, vol.22, n.70, pp.767-800.  Epub Nov 14, 2022. ISSN 2448-6183.  https://doi.org/10.22136/est20221757.

The outdated tax values found in Latin America properties negatively impact on the fiscal burden distribution, the patrimonial wealth accounting and the territorial applied policies, in general. Until 2018, Córdoba fiscal values lean on appraisals dated from over 30 years ago representing, in many cases, less than 5% of their current market prices. This document aims to analyze those differences and its spatial structure in Cordoba province. Regarding the methodology, a ratio analysis was implemented to evaluate the territorial impact and, therefore, the fiscal one, as a result from applying a massive valuation to level up those from the market.

Keywords : massive valuation; real estate market; value of the land; horizontal and vertical uniformity.
