The growing relevance of rental housing poses a challenge for the Chilean and Latin American housing policy, which has prioritized home ownership. In this context, this article aims to characterize tenants in the Metropolitan Area of Santiago through a cluster analysis, identifying the main types of tenants and analyzing their geographical distribution and vulnerability levels. The results show important differences between tenants, including groups with significant problems of habitability and insufficient income to cover rental expenses. Therefore, housing policy faces the challenge of acknowledging the relevance of rental housing and promoting greater security of tenure for these groups.
