RODRIGUEZ ZAMORA, Carolina y MORALES RAMIREZ, Alejandro. The market duration of new housing built by developers in Mexico. El trimestre econ [online]. 2021, vol.88, n.350, pp.551-582. Epub 18-Jun-2021. ISSN 2448-718X. https://doi.org/10.20430/ete.v88i350.700.
In this article we study the market duration of new housing built by developers in Mexico between 2013 and 2015. In particular, this document discusses whether the physical characteristics of housing, location (state), date put on sale, construction time, initial price, size of the developer, and size of the housing development have any effect on the duration of new houses in the market. We use a survival analysis Cox model. The most important results indicate that the likelihood of a new house being sold decreases with time and, in general, is lower for units that are more expensive, for those of larger size, with longer construction duration, as well as for those in smaller developments and built by smaller firms.
